Here’s a true story about me innocently frolicking in the REI world with high optimism… until this happened…
It started when I was a wee little investor, just starting and (very) green in the armpits.
I got started in REI with door-knocking.
(it’s funny, you don’t hear much about “door knocking” in the FB groups anymore, but at that time (circa 2015), SMS marketing wasn’t really a “thing”. So my low-budget marketing consisted of this: Cold call anyone and everyone (an actual plan devised by a guru), door knock foreclosures, and probates.)
But while driving around town door knocking…
… I ended up in the wrong neighborhood somehow.
In a little Los Angeles county town by the name of Pomona.
And what happened next was so jaw-clenching I nearly quit REI after…
Fortunately, I was door-knocking with someone else.
Also unfortunate was that the skin color of that partner wasn’t exactly welcome in that neighborhood.
In fact — I learned afterwards — that neighborhood harbored a gang.
And that gang was at war with another gang of the same skin color as my partner.
(kids 🤷🏻♂️)
There we were going from door to door, innocently looking for houses to buy, when a group of 4 hoodlums on their patio peeked their head up and yelled, asking:
“Hey [racial slur], where you from?!?”
We ignored them and immediately walked the other way.
They shouted something else I couldn’t really hear well but sounded like:
“Ey foo I’m talking to you!”
After that, I “felt” them following us on foot.
Fortunately, their ” G-walk” wasn’t nearly as fast as our scared “power walk”.
So we got into our car quick-status.
They got into theirs.
After that my heart was racing because they were chasing us through the streets of Pomona. My partner was driving and said he could see through the rear-view mirror that they’re throwing gang signs out the window and one was waving a gun at us inside the car.
I was trying to get a hold of Pomona PD, but stuck on hold (maybe they’ve got other people running from gangs too 🤦🏻♂️ )
Finally, we lost them.
And decided never to door knock those parts again.
Are there better ways to get a hold of sellers, today?
Sure.
With all the great data and strategies available…
But I’m HAPPY I went through that stage of my life, SELLING door to door.
Learning the language of sellers, and their feelings face-to-face … something that you can’t learn from texting people since 80% of communication is non-verbal.
And while door-knocking foreclosures, a lot of times we realized that we were a little too late for these sellers.
And if I had, at the time, this one little simple sequence I might have raked in a deal or two from these ‘too late’ sellers.
